Edit: In the first year of my living here, my rent went up by ~$40/month. Second year of my lease renewal, they increased my rent an additional $200. Ridiculous. The management team at the leasing office as well as the maintenance staff is simply wonderful. They do their absolute best to meet the needs of the spoiled upper middle class tenants that reside the walls within Arlo. But the upper management and the investors' choices to make these apartments with paper thin walls, shoddy construction and heat leakage from the poorly installed windows is what make me give the place such a low rating. Our fire alarm trips regularly because when the trash room overfills, it trips the sprinklers. This results in wet garbage smell all over the apartment building. Neighbors are dead inside, there’s no sense of community, and their absolute are disrespect of the maintenance staff can be easily seen by how people leave their trash in the trash rooms. It’s great if you are looking to slowly lose your mind in the beautiful suburban hellscape that is Malvern, PA.

I can't say enough about how wonderful it has been to live here. The leasing staff (looking at you Tara) was amazing. I was asked what I was looking for, I know most places do, but Tara showed me just what I asked for. It only got better from there. The staff here is so kind, helpful, and very friendly. If we have and issues they are quick to respond. The building and the grounds are always neat and clean. I love that it's very modern and we can do just about everything from an app. From paying rent, to getting help with a problem or reserving time in the clubhouse. We moved from a large house to this much smaller apartment and I wasn't sure that I would feel at home here. I was wrong. It's very quiet here and the neighbors are very nice. Our 5 year old grandson is autistic and afraid of dogs, every dog owner we encounter go out of their way to make sure he's ok. This includes the staff. Even he gets his questions answered promptly, with lots of high fives. We saw lots of apartments during our search. Some good, some not so good, some were just as nice but lacking. We found what was lacking here. Starting with Tara showing me the apartment I was actually looking for, then making us feel like we are more than a rent check.

We loved Arlo! Great staff and maintenance people. Everything is so clean and the club room is a great place to have events. We had our baby shower there and everyone loved it. Apartment finishes are top notch. Great place to live!

Our experience at Arlo was one of the best renting experiences we’ve had. The staff is prompt in responding and always willing to help. The maintenance staff is so friendly and does such a great job keeping the property clean. The sidewalks are always plowed when it snows multiple times per day. If you need something fixed in your apartment it is usually handled within 24 hours. Another GREAT thing is that you cannot hear your neighbors at all. It’s quiet and private. Highly suggest this community - you will enjoy your experience renting here!
