There are free public tours Tuesday -Friday at 3pm. And on Saturday the exhibitions are free and open to the public from 11am-5pm with no tour required; however tours are still offered on Saturdays at 12 and 3pm. http://manacontemporary.com/visit
Agreed, it's an artist space first and foremost. They have events often, but you need to check the website to stay up to date.
