You are not required to replace your roof before selling your home, but it can be used as a negotiation point. If your roof is old or damaged and needs to be replaced, talk to your real estate agent for their recommendation on whether replacing it adds value to the home. Most likely, the buyer will order an inspection of your home before the sale is final, and if necessary, you’ll come to an agreement on which party replaces the roof.
