guy wants to buy my van but he is in Nevada. he wants to send his 'inspector agent' to check it out and wants to send me a bank check. how does he sign for the title if it's the 'inspector agent' doing the exchange?

Have him wire the money to your bank. Too risky with an out of state check.

I actually did something similar taking ownership of a car in Florida and driving it back to SoCal. He signed the title over to me and I didn't countersign it until I got to AAA to register it but there's a time period to get it done like 30 days in California. Make sure and take a picture of your signed pinkslip as well as the check with their name and address just in case they don't transfer it within 30 days. Also, don't forget to cancel your insurance as soon as you sign the title.
