I would like to book a room in early January '18.. Not exactly sure of the dates.. (Having my condo termite tented?!) Is this time of year a busy season? Should I book now with open dates?

I'd book as soon as you know the dates. People have figured out that these 2 are the best hotels in the area.

I believe you get better rates early, but they usually have room because the Homewood Suites is also right there ( I think the hotels have the same owner )

I don't think they'll be all that busy in Jan.
