$3500. It includes NOTHING. You will be responsible for everything including carrying an insurance policy on the property. They offer nothing but receiving your check for using the barn. If you want to have alcohol add $1000. Even though the barn is in the middle of now where and the owner's home is several acres away, quite possibly the owner will complain your music is too loud. Really spoils your evening. Find another venue that will actually provide you services as these folks want to do nothing or help with any thing. The other venues in the area may cost more but you will get services that are not offered at this venue. Here you even have to supply your own linen, clean the building before and after, do all set up....EVERYTHING. Find another place so your memories will be positive ones. Not negative such as your guests leaving early because of the hassle from these people.
