Love our new home. We were not overly picky and did not set extreme expectations and overall things were great. Just like any new house, expect things to not be perfect. There is always small paint cracks and imperfections. I have worked on much more expensive houses than this for my work and the quality was not any better. If you are not demanding and have the time to wait for a new build, it is much better than trying to remodel an overpriced home in this NW market. We have had a few things fixed in the first few months but they were all small and we probably should have caught them in the walk through before closing on the home. For a large builder, they are the best "bang for your buck". Also, they have the largest lots for any new home builder which are landscaped front and back which is also a huge plus. Definitely recommend getting "christmas light plugs", worth the few hundred bucks it cost us. Also, their upgrades had very reasonable prices for most things- except the flooring. Great experience, from start to finish our build was 7-1/2 months. Very happy with Soundbuilt, would do it again!

I can't speak to the quality of construction of Soundbuilt Homes, but I did want to share the experience we had working with the HOA management company (J&M Management) they hired: ---- We got stuck in the unfortunate situation of working with J&M Management when the community started by our builder (Classic Concepts) was bought out by Soundbuilt Homes. Dealing with J&M has been a disappointing experience and a massive burden on our community. They seem to only care about protecting themselves and the builder that hired them (Soundbuilt Homes), not providing honest service to the homeowners they are supposed to be helping. 1. Their bookkeeping is highly questionable. The Profit & Loss report they shared, clearly titled "January through November 2021," shows annual expenses of around $3,500. However, their yearly budget calls for collecting $15,000 of dues (i.e., more than 4X more than what the actual costs show is necessary). When we asked about the discrepancy, they claimed they were missing expenses from January-April in their Profit & Loss sheet. On top of that, J&M sent us a retroactive bill for 2021 HOA dues, even though we had already pre-paid our dues at the time of closing. We sent J&M an email (with multiple follow-up check-ins and phone calls) with our closing documents showing our pre-payment of dues, and they never responded. 2. I'm very concerned about their disenfranchisement of voters. We recently had our 2022 budget approval election. Out of the 11 sold homes in our community, 8 homeowners cast votes. 8 votes were needed to disapprove the budget. 5 of the votes disapproved the budget and were counted, but 3 were "disqualified" because they "hadn't paid their dues," including ours. But in fact, we emailed in our ballot 4 days in advance of the official election day and even asked for confirmation that our vote would be counted. We received a reply that our vote was received and no mention at all that it was ineligible in any way. The ballot itself also made no mention of any criteria that needed to be met for the vote to be counted. Second, we *had* paid our dues; it's J&M's own accounting error for not counting our pre-payment and sending us an incorrect invoice (as described in #1). Third, what can be said for a management company when every single homeowner who voted disapproves of your budget? 3. They have highly inflated management and landscaping fees. Why does J&M charge nearly $5,000 to manage a community that only has 15 homes and recorded actual annual expenses of around $3,500? Something feels off when ~50% (or even more) of HOA expenses are just going towards management fees. 4. They added new, lengthy "supplement" CC&Rs that were not disclosed to us when purchasing the home. The supplements were added more than a year after we moved in. When we asked how they could do this, they stated that the Declarant (i.e., the builder) had the right to change the CC&Rs because they still owned most of the lots. The changes to the CC&Rs were never brought to a vote nor discussed with the homeowners. No HOA meetings were held for over a year and a half. The supplement CC&Rs themselves are pretty unreasonable and draconian (e.g., you can't park in your driveway, you must buy an unusually expensive fence stain of a particular brand), but I will spare the details of that. 5. They apply HOA Bylaws inconsistently. For example, our Bylaws clearly state that our annual meeting will happen on the third Tuesday of November. Yet they scheduled our meeting at the last minute, i.e., December 30th. I'm not one to nitpick on things like this, but given how much they nitpick on our neighbors and us, I hope they can see the irony. I hope J&M Management & Soundbuilt Homes realize that real families are living in these homes and that their actions create real burdens.We can put up with them to some extent, but I worry about our neighbors who do not speak English as a first language and that J&M gets away with bullying.

My wife and I could not be happier than we are with the team at Sound Built Homes. When we started this endeavor in November of 2020 we did not know what to expect. We initially worked with Kurt on building a home on a lot we owned. From the very beginning Kurt gave exceptional customer service and was very knowledgeable on all matters dealing with development. We were able to pick out a floor plan that suited our newly growing family. From there, we worked with Kyle Fox who is one of the realtors. He set up our appointment with the interior design team at Double Eagle. Of course, my wife really enjoyed that part! From there it was full steam ahead. Despite Covid, sound built was working safely following all covid protocols. We were so excited watching the process and all members of crews were very informative and professional, answering any questions we had. The site superintendent, Will, was also great at letting us know where we were in the process and a timeline of completion. Sound built really goes the extra mile for their clients. For example, there was an issue with the kitchen tile that was not aesthetically pleasing. Before we could even bring it up to Will, he already noted it and informed us that he was having it fixed. That is the level of commitment this team brings. We are so happy with our decision to use soundbuilt and if you are reading this and own a lot, I would make them you first phone call. My wife and I, and our new baby girl, cant thank Soundbuilt enough. We are beyond pleased!

My wife and I were looking at some new homes in the area to upgrade to. Our realtor showed us some soundbuilt homes that were in some cases brand new and others no more than 5 years old. Soundbuilt seems to have cut EVERY conceivable corner when it comes to carpet especially. If you're reading this I highly recommend Rush they have phenomenal quality. Response to the owner: As I stated in my review, we had looked at homes less than 5 years old. Not 5 year or older. I feel as though subfloor settling and leaving a sizeable dip or carpeting ( cheap to begin with) not properly secured and bunching up is unacceptable. I'm curious as to who it is you guys "donated" to in order to get the permits to build off 159th. The other reviews negatively portraying your product should be evidence enough that you're doing something wrong.

I'm not the owner, but I do know they work with a design center that does all that for the new home owners. I do flooring is one reason why I know, and 2 I know people that work there.
