Brittany was a fantastic agent for our home buying journey! We were first-time home buyers with VA lending, and she was patient, informative, and insightful as we navigated through a challenging market. We asked her lots of questions, and she always either had the answer or got back to us quickly after research. Her knowledge of the western Washington area market is extensive, and her data-driven approach to help us build an offer kept us competitive. Brittany also was kind and thoughtful throughout our process. She always was considerate of our family’s schedule and was flexible with showings. We did a good number of our showings virtually, and she walked us through homes as thoroughly as though we were physically there. During the offer process, Brittany was assertive in representing our needs and concerns to the selling agent. She helped us negotiate a good offer on our home and prioritized our interests when we asked for additional work post-inspection. She’s also gone the extra mile post-closing, helping us with sorting out some appliance issues with the seller. I would not have expected the level of care post-closing that we received from her. It's in the seller's best interest to get their home ready to market FIRST - before looking for a new home - although this process can be done somewhat simultaneously. This is because when you make an offer on a home you love, your offer will have to be a contingent offer meaning with the assumption that your home will sell right away. Contingent offers are risky for a seller to accept, and in a sellers market this can not only cause you to loose several bids but also have to compensate by paying much more to sway the seller to accept a riskier offer over other more stable offers. Your lender may disagree, but if you want to pay a fair price and have a fair shot at your next home, getting your current home ready for market is the most reasonable way to go.

There are costs for both the buyer AND the seller in a transaction. BOTH parties pay title transfer fees. The buyer pays loan fees, closing costs, and earnest funds.
