Google said I should leave my business a review, so here it goes. Jacobsen Law Office is conveniently located near I-5 and Hwy 101. The support staff is always very competent and friendly. Most clients benefit from the scope of practice areas practiced - estate planning, probate and trust administration, real estate (transactions and disputes), guardianships, and related business matters. Established in 2012, Jacobsen Law Office will likely be in operation for another 30 years, so clients benefit from a long-term relationship with their attorney.

Ryan has helped me with several legal matters and has always been such a wonderful lawyer to work with. He helped me and my husband with our estate documents and took the time to make sure we knew our options and the consequences of our decisions. When I was named as the executor of a family member's estate, Ryan (and his staff) helped me through the entire probate process from beginning to end. Ryan has a lot of knowledge about real estate and was able to resolve a problem we had with one of our investment properties. He again explained everything so we knew our rights and options, then wrote a letter that led to a settlement. I also want to say that my close friend referred me to Ryan's law office after Ryan helped her with a special needs trust and a guardianship. She was very impressed with his work as well, and I now refer my friends and family to Ryan. I just want to thank him for all he has done for us and wish him the best.

Questions & Answers

I made a home purchase in 2019 the owner provided a maintenance and operational certificate from a local OSS service that said it was good, I recently found it was not. The drain field is not there. Do I have any recourse?

Hi there, If a septic system was installed and there is no drain field, or similar facts concerning the proper operation of your property's septic system, then you may have a claim against one or more parties. At-fault parties could be the original OSS designer, the original OSS installer, the prior owner, and the recent OSS servicer. Your options for recourse will depend on the facts. I recommend you meet with an attorney to determine your rights and remedies. Bring an outline or timeline of relevant facts and any related documentation to your appointment. Hi Ryan, Yes to all of those questions. I represent buyers and/or sellers in all stages of real estate transactions, and provide closing and escrow services for many of those transactions. I've also provided escrow services for private auctions of high-value estates where a title company was prohibited by law from performing certain services involving multiple bidders. I prepare contracts for owner financing sales, wraparound mortgage sales, lease options, purchases subject to existing notes/mortgages, sandwich transactions, real estate contracts, purchase and sale agreements, and all types of easements, real covenants, and deeds.

Is it true in Washington State ex-spouse cannot be considered for heirship if the former spouse died intestate with only cousins as NOK? He stated verbally ex-spouse to be inheritor & witness are willing to sign an affidavit. Please cite WA law.

Hi Salli, Thank you for your question. Although your question involves a law, your factual scenario may affect the outcome of any analysis I could provide. I wish there was a simple answer that would be conclusive for you, one way or the other, but advising you on anything more than a reference to the statute regarding a former spouse would be irresponsible on my part. Although RCW 11.12.051 provides some guidance, the facts you shared could open other doors. I'd be happy to discuss your situation in a consultation.
