I’m going to humor myself and write this review to see if it shows up- I’m not expecting it to since this 150+ unit complex has just 7 reviews when it’s been here for over 10 years. Not sure what’s going on with that. Anyways, two things stick out in my memory when I considered moving here several years ago. One- the quality of the building. I remember being concerned with hearing tenants above me since the only available units were below the top floor. To test this, I had my then-girlfriend who weighed about 85 pounds walk down the hallway above me. It was very noticeable. 85 pounds… just walking. Draw your own conclusion on that. Second, the process of guaranteeing a unit. There’s a “holding fee” of about $400 to secure a unit. But they will not allow (at least at the time of my experience around Summer 2020) signing of a lease until 30 days before move in date. As anyone with a basic understanding of law knows, a lease is a two-party contract. If you’re okay having your sole recourse of a management company deciding that a unit is no longer available… for any reason, such as the existing tenant deciding to renew unexpectedly… be a refund of $400, then this might be the place for you. But if you choose to end your existing lease elsewhere, possibly change jobs, and have a lot of expenses as a result and need something solid… like an actual lease in hand which is the only real guarantee that you have new housing secured… look elsewhere. Besides those major issues… so so. Pool is a little small. Clubhouse is nice. Parking garage has bike storage apparently. Lower floor on the western side of the building is vacant commercial space that has been vacant for… as long as it’s existed.

Hi Maria. I'm not sure what the rent goes for now, but I moved into a 2 bedroom, 2 full bathroom apartment back in June 2010 - (which was on the top 4th floor, above Viva) with beautiful views of the city, the Reading Hospital clock tower, etc. My rent was $1,355/month + all utilities. The ONLY utility that is paid for is trash/recycling. All other utilities are the tenant's responsibility - water, sewer, gas, electric, and if you want to park in the secure underground parking garage then there's a fee for that as well. I opted to go month-to-month when my lease was up, which caused my rent to increase to "approximately" $1,585/month (I don't remember exactly because I found a house and moved within 2 months). The apartments are beautiful & offer nice amenities, but are too expensive in my opinion. Check their website for rent info.
