However, most FSBOs still end up hiring a Las Vegas real estate agent since agents are very well-equipped to take care of all the details involved in successfully selling homes for top dollar. They can also expose the home to the widest range of possible buyers by listing through the Multiple Listing Service (MLS).

Legally, being unhappy is not a valid reason to end a contract in Las Vegas. It is possible to terminate a contract; nonetheless, there must be proof of your agents' lack of “due diligence,” simply stated, it means that the agent is not observing the normal procedures to properly market the home, such as listing it into the MLS, advertising it on the Internet, installing a lockbox and/or putting a For-Sale sign on the home’s yard if requested. The first and most important thing you should do is, discuss the issue with the real estate agent and his supervising broker. Having a healthy conversation can clear some doughts as to what is being done or not, and If you think that the listing agent is really doing a bad job, you can suggest to the broker that your listing be transferred to one of the brokerage’s more effective agents.

Hello Michael, Both are great choices but It depends on what you and your family are looking for. If you are not the kind of person who has time to work on renovations and you are not willing to put your family through major disty rehabs, well then, a new build is the way to go. If you have the energy to rehab a home yourself or with the help or family and friends, then i'd say get a resale home that has not been upgraded and you will reap the rewards in equity by doing all of the upgrade. Also, you and your significant other will choose all of the upgrades to your liking. A second of why I would recommend buying a resale home would be, if you want to live a specific well known community that is close to schools, work, family or friends. There are many resale homes in Las Vegas, Nevada that would make a great home for many years to come.
