Our in-house designer will sit down with you and go over your wants and needs of what you are looking for in a custom home. Inspiration pictures are very helpful and give us a sense of what you are looking for. From there, our designer will put together a computer drawn floor plan as well as 3D model and renderings so you can see your home come to life. We work together to tweak the plan and exterior until you are happy with everything, then we can price out the home according to those plans and renderings. This process generally takes 3-6 weeks depending on the scale of home and how many revisions are made.

We offer a one year builder warranty and have an in-house warranty manager that will assist you throughout that process. You will have a final walk through with your superintendent prior to the home being finished to address any last minute touch-ups or fixes. They will handle all of those items prior to closing. We offer a 30 day warranty where 30 days after closing we will mail you a form to fill out listing any items or touch-ups that you discovered after living in the home. Our warranty manager will schedule a walk-through with you to review all of those items and then schedule and supervise all of the trades. We try to schedule the trades where they are only in your home 1-2 days. After the 30 days warranty, we will repeat that process at 11 months. This allows us to handle any outstanding items that popped up before your 12 month warranty expires.

Before signing a contract, our team will put together a list of specifications that will spell out exactly what is included in your home. There will be a set of technical specifications which details out things like what type of insulation is included and the type of HVAC system. Then there will also be a set of room specifications that will detail out room by room what is included from cabinetry and lighting to the size of the baseboards and crown molding. We try to spell out everything, so you know exactly what to expect.

Yes, as long as it can structurally be done. You can make adjustments throughout the process including changes and additions. They will be discussed with your superintendent and priced out in our office. There will be a change order for anything that has been changed or added after contract.

We handle change orders through our online software, Builder Trend. There is no additional cost for change orders. You will receive a notification when a change order is posted. You will need to sign off on and approve the change order before any work is conducted.

As much as you would like! We will have walk-throughs on the job site with all major trades including electrical, trim and cabinetry, tile, and wood floor. We also have an online software, Builder Trend, that will give you access to anything regarding your home including plans, selections, change orders, and daily logs posted by your superintendent.

Yes we do! Our in-house interior designer will accompany you to all selection meetings helping you make selections and meet your budget. They will also help design your cabinetry in house with our 3D technology.

No, absolutely not! We are a full design/build firm that can start from scratch to design a floor plan that fits your needs.

Yes! We will build in other communities or on land that your own or plan to purchase.

While you don't need to bring anything to your first meeting with us, it is very helpful to have an idea of location or lot where you would like to build your home. Our custom designs differ depending on lot size and type of neighborhood. Inspiration pictures are also very helpful to give our design team an idea of your style and the type of finishes you are looking for. Both exterior and interior inspiration pictures are appreciated!
