Stanely Martin is exploiting homebuyers by forcing them to close on incomplete properties. They know that homebuyers are locked in with loans that have an expiration date and use this to force them to close when their homes are clearly not complete and then become unresponsive after closing. When interest rates were low they continually made non evidence-based excuses to delay the project to, in my opinion, force homebuyers to back out of the contract, keep their deposit, and then resell the homes at a higher price then the original contract. As soon as the interest rates increased they had no problem rushing the homebuyer to closing eventhough the work was still not complete. My home had a whole in the ceiling, doors that wouldn't close because they're too large for the bathroom and are stuck behind the toilet, missing light receptacles/fixtures in the bathrooms, unfinished flooring, dirty carpets, damaged kitchen cabinets, bathtub faucet and knobs missing , no shower glass, missing cabinet hardware, and the list is too long to write here. But they still tried to make me close. When I complained about the issues I was ignored until I said I was pushing back my closing. Then, some of the items were fixed after I pushed closing back with the promise in writing that the incomplete items would be fixed shortly after my new closing date. I agreed since my rate lock was up and I was paying by the day to extend it. But once I closed, as anticipated, they've become unresponsive and had not even sent out our NHO documents or honored their recorded commitments to fix our incomplete items. I work for a global company in the electrical distribution equipment manufacturing industry so I understand supply chain issues affecting all companies currently. Stanely Martin is a great example of how to poorly manage these challenges. E.g. picking only one supplier for critical construction items or so they told us 🤔. Also, seems Stanley Martin is struggling to find quality vendors/subcontractors. The workmanship has severly declined from what I was presented over a year ago when I signed my contract. They've made what is supposed to be an exciting experience an unnecessarily stressful one. I don't even want to move into my new house that I've spent what I consider a lot of money on and waited over a year to be "semi-completed". I wonder if Steve Alloy intends for his business to be ran this way? This sure isn't the quality of service or product I thought I signed up for.

Horrible company and builder. The company is building a house in Jeffery road near by the riverbend park. From the beginning, the builder and the general contractor Bill Orrence from Stanley martin displayed the uttermost irresponsibility to the neighboring property. Dumping the water into my side and use the plywood to hide the damage to my fence wall. I have been trying to work with them to resolve the issue to repair the damage to my property. This has been a nightmare scenario for almost a year. Pictures speak better. Anyone who is interested in buying the house should talk to me. I will be glad to share something that you can not see from the surface.

Bought our home brand new and of course on our warranty walk through we mentioned a little brown spot by our stairs to the workers. They proceeded to only paint over it. Turns out it was a bigger issue and we had a main line pipe leak in a house less than 3 years old. They do what you think a cheap builder would do and do anything to save money and make money. Let’s make a list: - Make the homes fast/rushed - Use cheap materials (paint is the worst quality and scratches so easily) - Make doing any warranty requests like pulling teeth and you’re the bad guy and it’s not their fault they built a rushed faulty home. A bunch of neighbors have complained about this as well. - Sales guy said you can’t hear neighbors through walls, that was lie - Make false promises. We had friends buy a Stanley Martin home in another neighborhood and said they were told by the sales guy they were getting pool, community center, etc. They lied, and of course instead are building more houses on that land cause profits > customer satisfaction - They wanna up charge you when you build and not repair stuff when it’s built Would not recommend Stanley Martin and will not be purchasing from them again

Everything went well. We meet with both the builder Architect the other sales person John Jorgensonn he had some what of an inflated ego and kept rubbing in that they won these many prizes for their designs. Honestly the whole presentation and delivery could have been better had we just dealt with Michael who obviously knows what he was talking about . The pricing is kind of tricky abs they keep talking about their massive buying power and how it’s better to go with them for the build . I was intrigued and interested and building in my property but as soon as I saw the contract I could not believe they were charging me for that Realtors sales pitch in the contract language. Literally I am not paying for a presentation and the small follow up received. They were also pretty rude as the home is in my fiancé’s name and not in my name yet we were thinking to add me as part of the restructuring of the new loan. Be careful read the contract very well and don’t be fooled.
