The terms are usually specified in the lease. 24 hours is customary, though they need no advanced notice during an emergency (fire, flood, gas, electrical, etc). They are responsible for contacting you as soon as possible to let you know afterwards.

If a landlord doesn’t have a renters license and the house has no heat or hot water what should the tenant do? Also the owner owed over 15,000.00 to the gas company and knew the tenants were in there and wouldn’t turn the gas on

The landlord has a responsibility to provide a service, especially when that service is paid. Life is stressful enough and when you pay for a comfortable place to live should not be the cause of added stress. Before you know it, winter will be here! It depends on the lease agreement. Read your lease, should be stipulations regarding it.

can a landlord allow a tenet to renew a lease without a co-signers consent to new leasing terms the tenet was sent a email but the co-signer was never sent notification of a 1yr renewal but is still being held liable for the co-signer

Call them, they will answer your questions. To my knowledge, every day that you are without the heat, when you take him to court he has to pay you for inconvenience. Open Escrow account and put rent money in there every month, send him notarized letter that if he does not fix within a certain time you will withhold rent and take him to court.
