You have to call the Land Trust Company that you have the land trust with and ask them how much will it cost to close the land trust, they will ask you how much the property is worth and that is how they come up with the amount. Once you get that you will need to fill out a direction to convey form located on the company's website, please ask the person you speak to if there are any other forms that will be required to close the land trust. Once you complete the form you have to sign it and have it notarized by a notary public. Once that is done you will have to send the executed form and check to the land trust company for execution. Please note, they will not record the deed taking it out of the land trust. They will only close the land trust and mail you the Trustee's Deed, it is your responsibility to get it recorded with the Cook County Recorder's Office or whichever County you are dealing with.
