Chris was absolutely wonderful to work with from day one! When we met Chris we had no idea what part of Charlotte we wanted to be in and how much land/house we needed. We also had a very specific zoning requirement, which made things a bit more complicated. Chris helped us navigate the listings and kept in very regular contact throughout the narrowing down of properties and closing of our home. We were living out of state prior to the purchase, which could have made this process very daunting, but Chris was always available for phone conferences and for viewing properties when we were in town. Once we got to the negotiation stage he advised and helped us strategize for what was most important to us. He was also very instrumental in working through the due diligence with us. That really depends on you and your situation. Location is always important, but you should think about what is most important. For example, how long of a commute are you okay with, do you want to live close to family, do you frequently commute to the airport, are property taxes a significant factor, do you want to be within reach of restaurants/shopping, are you looking for a more laid back vibe, etc. The answer to these questions will determine where you should start your home search. Yes. The buyer has the right to verify the repairs have been completed satisfactorily, during or after the “Due Diligence” period. The buyer also has the right to do a final walk-through. The seller’s failure to permit the buyer to verify repairs or to do a final walk-through may be in breach of the contract.
The amount of time is negotiable but the period begins with the effective date of the contract. Buyers should be certain to negotiate enough time to fully complete their inquiries – especially as related to appraisal and loan approval and any repairs discovered during property inspections.
The buyer must make a decision to move forward with the contract or terminate it by 5 pm of the contractually agreed upon date. If the buyer needs more time to do their due diligence, they may request an extension to the due diligence period; however, the seller does not have to approve the request.
