When I moved we were never given a formal copy of our agreement. They left our apartment open and left the key in a kitchen cabinet. The first week, the ceilings were leaking. Our carpet was soaked from a foundation issue. One of our dressers got water damaged. The maintenance said they would get a machine to soak up the water, but that never happened. We got flyers in the mail letting all residents know when the air filters would be replaced. That never happened! We've had ant issues, that I ended up treating myself. The grass and bushes are not being maintained and I actually am trimming and mulching my own bushes. Everytime I turn around, we are discovering a new leak, or things just randomly break. We have to email corporate to get anything done.I do however, like all of my neighbors and we all ban together and help each other out. There is no pool. There is a playground suitable for children 5 and under. In perfect walking distance of the Spring Water Park, and the Armory Fitness Gym ( 24 hours) The current office manager works 3 days a week. There is an on site laundry facility available to residents. Sometimes the water gets shut off, so it's best to have your own appliances. The water bill is about $45.00 higher than expected because you have to pay for sewer fees as well. I give this a 3 star rating especially because of the rental price. In our building there is an outdoor light that is hanging by a few wires. We've had to email corporate just to get things done. Be careful, there online payment platform doesn't calculate correctly. We paid two months in advance and it said we owed money instead of being ahead. It got resolved once we emailed corporate. This has happened to other renters here as well. The gutters need to be cleaned out. They are overflowing and splattering inside my closed window. After a rain shower, I closed the curtain and my windowsill was a puddle. I had a bookshelf and a laptop near by luckily nothing was damaged! Updated: maintenance got me an air filter, worked on my toilet, and few other things needing fixing..

Two bedrooms with two bathrooms is $895 they State they welcome Section 8 vouchers which I had one when I came out here but Section 8 does not want to pay their rent it's too high so I would say no it's not income-based
$40 application fee ( money order). $510 a month. Security deposit is based on credit but is no higher than the rent.
As far as what age,I don't know.
