Truly the worst place to live in Greenville, with the worst office staff I have ever experienced. If I were to list all of the things wrong with Haywood Pointe, starting from how deceptive they are about leasing apartments that look nothing like the model, to how truly mean they are, Community Manager Lea Smith is one of the meanest, most passive aggressive, unprofessional, and laziest human beings I have ever come into contact with, I could write for hours. But let me focus this review on the flooding. For two years our apartment has been flooding during rain storms due to holes in the foundation. For two years we have been asking for them to fix this. They promised they would, but instead their solution was to stick what looks like pool noodles in the cracks. This month we were away visiting my parents. There was a four inch flood in our apartment. They knew we were out of town because I had let them know. There were footprints outside our apartment that proves they knew our apartment flooded. And a neighbor verifies both seeing them outside of it, and then staff asking if we were home. But we were never notified. A week later we came home to our expensive heirloom rug completely full of mud, mildew, and mold, our walls having black mold on them, and some of our antiques damaged beyond repair. We were not offered restitution for any of it. On top of that, according to South Carolina law, if an apartment has experienced flooding within 5 years prior to tenants moving in, they legally have to be notified. We have first hand accounts this did happen, and we were never notified. Anything we have ever asked of them has been treated with passive aggressive, mean comments from Lea Smith. We were even told to "clean the gutter yourself" that was causing some of the flooding. When our refrigerator was broken and leaking, we were told to "put a bowl under it". If you are considering renting from this apartment complex, RUN. Don't walk, RUN the other way. I wish there was a zero star rating available.

I have lived here for 3 years and that was a great experience. The manager and staff are awesome and very helpful. They also have experienced maintenance staff ( three), they provided quick and perfect service. I had friendly neighbors and it was quiet to live in, so I could concentrate on my study. I really enjoyed it while I lived there. Thanks!

I've lived in a bunch of different apartment complexes all over Greenville. This one is by far my favorite. Couldn't ask for a better location. The buildings & grounds are well maintained, and the maintenance staff work hard keeping everything working and clean. I've only had one issue to report, and it was required a part being ordered. It was fixed within a week, so no complaints there. Neighbors near me are quiet and friendly. No issues with finding parking spots near my building. Public park in walking distance is also well maintained and very clean. You definitely won't regret living here.

Yes
We do not have occupants unless they are minors, under the age of 18. Anyone 18 years or older, must be on the lease.
Yes! All our apartments have full size hookups for washers and dryers. If you don’t have your own, no worries! We have a laundry facility here on site!
We provide Valet Trash service for household trash. Please, only use the provided Valet Waste Trash can outside of your door. Placing just a “trash bag” outside of your door is a violation. Large furniture must be taken off site to be disposed of. The closest dump is O'Neal Residential Waste and Recycling Center.
Maintenance will have access to your apartment, but only when you request service. The only time we would make entry into your apartment without at least 24-hour notice is if there is an emergency, either in or around your apartment. For example, if your downstairs neighbor is flooding, we may need to enter your apartment to make sure you don’t have any leaks.
If you need to break your lease, you will need to provide a 60-day written notice and provide a fee equal to 1 month’s rent as a termination fee. Any concessions you received must also be paid back.
When you decide its time to move, you will need to provide a 60-day written notice. An email to one of our team members will suffice, but we also have a form you can come in and sign as well.
Of course! We want you to make your home, your own! All we ask is that when you get ready to move out, the walls are painted back, and any large anchor holes are patched.
You can pay your rent online at Haywoodpointe.com. Rent is ALWAYS due on the 1st. A late fee is added on the morning of the 6th.
If it is during normal business hours, we can provide you with a spare. We do not provide after-hours lockout service.
Yes! They must always be accompanied by a leaseholder.

Yes, any form of income is considered: financial aid, child support, alimony, disability, retirement, etc.

Very! We LOVE to visit with your pets!! We do have some restricted breeds, so just check with us before you apply. Once you do, you will also do a pet - screening application for each pet in your household. We allow most pets with the exception of dog breeds that are considered generally aggressive. Restricted breeds are as follows: Chow, Dobermans, Rottweilers, German Shepherds, Great Danes, Presa Canarios, Akitas, Alaskan Malamutes, Siberian Huskies, wolf Hybrids and any Pitbull Terrier breed (Staffordshire Terriers)
It is first come, first serve. We ask that our residents have their guest park a little farther away, so all of our residents have 1st priority to the closer spots.
Just give us a call! You can call the office during normal business hours or put in a help ticket on the portal on our website. In the event of an emergency (after hours), you would call 864.235.0185 and choose the appropriate option.
Spectrum or AT&T
No utilities are included in your rent amount, but all of your utilities are paid with your rent. The only thing you have to set up separately is your electric account! The Resident is responsible for Power & Cable/Internet (if you choose to have it)
Online, at Haywoodpointe.com
Yes, renter’s insurance is required, in the amount of $100,000. Typically, that runs about $20 per month. You CAN bundle with your existing insurance company!
Deposits are a condition of credit. You may be approved without a deposit. If a security deposit is required, it can range from a half a month’s rent to a month’s rent.
Pretty sure water is separate and that’s it but i would call and ask
$1200 for two bedrooms. I believe it's just over $900 for a one bedroom. Included is valet trash service. All utilities are separate.
