Pulled into our spot on Friday afternoon and it was totally flooded. Was told by 4k staff that they had no control over this and that it was an "act of God". The spot should be leveled out to have some drainage in anticipation of the known monsoon season.

This RV resort is in a perfect location! It has beautiful mountain views, a stocked trout pond, and it is riverside! My family enjoyed the fishing and watching the ducks and hummingbirds very much. The staff is very friendly and welcoming. Grounds are kept immaculate and it is peaceful. The office has a stock of camping necessities and a laundromat is also on the grounds. The close proximity to town is also very nice. Surrounding campgrounds in Red River just didn't seem as nice. My only critique is that the pull through spots aren't as roomy and easily maneuverable as one would think, especially the spot at the very end, #58. However, that spot is the most private and once we finally parked, we were happy we booked it.

Beware, very dirty......We stayed in the 3 bedroom "rustic" cabin for 3 nights over Memorial Weekend. This was the dirtiest place we have ever stayed in all of our travels over the years. I understand rustic, but does that mean no cleaning? Apparently. The floor was so dirty that we couldn't walk barefoot and my pants even got dirty just trying to put them on because they touched the floor. The white down comforter had a big yellow stain on it and lots of long black hairs which we do not have. Really gross! The toilet wouldn't flush when we arrived so we called the front desk and they sent someone, who did arrive promptly. The bathroom window was sealed shut so it couldn't be open to air out and the other windows didn't have any screens so the moths would come in at night when the windows were open. We thought we had no hot water because it just ran cold but the second day we realized turning it to hot was cold water and turning it to cold was the hot water. My husband checked it out and it was plumbed backwards and it wasn't just the handle. I would not stay here again, which is unfortunate because the views were great and it was peaceful.

Don't rent here This place has more restrictions than I have ever seen. Old owners were awesome. Now you got new owners and they are Terrible. Nothing to do with new Mexico culture .I used to rent there every year for the decade or longer for the red river run no drama all good clean fun. New owner told I was not welcome the next year for having my brothers come see me while I was getting ready to ride. I think there was a little racism there.of course I'm hispanic.They got new owners now the new ownership is run by people from out of state they're not from New Mexico. we used to be able to bring tents no more of that of course I would bring my 30 footer . Which the old owners never had something like this so definitely I would never use these people again they can rent their lot to themselves.

I just left there a few days ago, not sure about all the campsites, but the ones on north side of pond all have sewage, water and electric.
