I lived here for > 3 years. The attached photos were sent to me by the property manager as proof of needing to charge me $90 for a carpet replacement. They never removed that charge. I couldn't believe it. I don't even remember it being a new carpet when I moved in. Other notable charges: * $168 for a patch on a closet door that was there when I moved in. I had to get this removed by pointing them to the move-in sheet which they apparently didn't look at. * $189 to replace 7 vinyl boards. This is one of the few reasonable charges on the sheet they gave me, but entirely too expensive, especially for > 3 years of wear and tear. And they replaced the entire floor anyway because they don't make those tiles anymore, so they were just charging me to facilitate an upgrade. * $90 I willingly paid for them to clean after I cleaned the place better than they did when I moved in. Don't waste your money. It didn't help. They took the entire $500 refundable deposit AND asked for $60 more AFTER I got the $168 removed. If you want to lose some money, move in to The Pradera. And I've never had to pay anything on move-out until this. Also, their office fireplaces don't work. They "put the outdoors fireplace indoors and vice versa" and they won't spend the money to fix it. The fireplaces were never used for the entirety of my > 3 year stay. The hot tub had sand in it every day. No idea where that came from and they didn't make an effort to remove it. It's uncomfortable because it gets in your suit. Pros: * The balconies are large and the yards are nice * Lots of counter space on the kitchen island * The employees / property managers are nice until they rob you * The community is nice and there are community events * The area is safe You can decide if the pros are worth being abused on the way out. I truly enjoyed staying here but would never return with the current property manager. Edit in September 2022: Notice that no matter how many "helpful" votes this gets (10 at the moment), there's no reply from management. Maybe they just don't respond to anything > 2 stars, but they know they robbed me.

I have complained to the office so many times I cannot count. They blame the trash company. Well, then they need to have their staff clean up the trash if the trash company doesn’t!!! I pay $2675 for an apartment here, so this is ridiculous.

The Pradera has so far been great. I needed to move in quickly after my personal situation changed. They had a super cool floor plan with a dedicated "study" area that meant I could have a little "home office" in the apartment for work and schoolwork without needing to get a second bedroom. The amenities are great, the apartment is nice and recently renovated, and so far the team has been very friendly and responsive. Most importantly to me, this place is set up for AT&T Fiber. Not all luxury apartments in this area are. Considering the age of the complex, that might be a recent change. It was smart of the management to make this upgrade. If I'm going to do work or schoolwork at home (or, let's be honest, video games, too...), I need the best internet money can buy. You can get Gigabit internet at this complex! I've seen reviews of this place that say stuff goes unaddressed for a long time. My guess is those people are not using the ticketing system. I've filed multiple tickets since moving in and most stuff is addressed within 2-3 business days, if that. This is a HUGE complex - when I moved in, a gate was broken and another resident said it had been broken for weeks. I filed a ticket and it was fixed within 48 hours. Use the systems and resources they make available and the team will do everything they can to make any issues right, that's my observation. They don't have eyes everywhere. Tell them. Use the system. Trust the process. Kendra, the property manager, is an affable and intelligent woman who has obviously got the best interests of the residents at heart. I am happy with my decision to move in!
