Pre-approvals are typically valid for 3 months! but don't stress if it takes longer than that - its easy to renew it for another 3 months.

An inspection is a very detailed breakdown of the property's specs and defects. This can be used to negotiate with the seller. An appraisal is to determine the value of the property. Appraisers may also look out for defects on the property depending on the loan product.
Appraisals are mostly used by the bank lending you the money to make sure you are not overpaying for the property you are purchasing. This is used to protect them in the case that you forfeit your loan and they need to sell the house to recover their money. Homeowners can also pay for an appraisal if they are curious about their home value.
An inspectors job is to tell you every single defect of the property so that you can either: 1. Negotiate sales price with sellers if there's any BIG ticket item defects 2. Peace of mind that the property's only defect is normal wear and tear (every house will have this and its perfectly normal). 3. Help you decide if you should proceed with the purchase of the house based on how comfortable you are with the condition.
Closing costs vary a lot from property to property due to the fact that the biggest part is escrows (taxes and insurance) and these things can change a lot from town to town, buyer to buyer... so a good rule of thumb is to estimate 3%-5% of the purchase price. This is not a perfect formula but we are likely to be somewhat close ;) another way to know better is to ask our mortgage lender to give us an estimate when we find a specific property!
