This place is solid. The other residents are nice and management is nice they keep the grass cut and rules are basic common sense. I like this place I'd recommend it to anyone.

Ugh. Had a nice big lot for 40' rig and trailer. Lots of empty spaces. This is last place staff wanted to be - it showed. Your money is welcome but not so much you. One staffer (the park Gestapo) literally walks the lots and takes pictures of every infraction. Enforcing rules is expected but how about a 'Good Morning', maybe a 'Enjoying your Stay?' - Anything. Septic is Huge problem. The stench was unimaginable on occasion. Closest shopping is 30 minutes away.

We only stayed 2 nights since we are in our way to Texas. The lot was gravel and level. The staff was very welcoming and informative and we enjoyed talking with them at check-in. The only thing that would make this park much better is to get rid of all the old, broken down RVs and trailers that litter the place.

Spots well maintained, grounds clean, awesome fishing lake, some hiking trails and located just 30 miles North of Panama City and 15 miles South of I-10.

Yes you can live year around. We have several campers who have been with us for many years. You pay a monthly rate + electricity. With a refundable Security deposit.
They are south of Marianna right off the 231. A few miles north of highway 20.
