So you buy the house inexpensively. Usually are 50-60k, but technically you dont own the lot it sits on. So the lot rent pays for the ground the house sits on and the upkeep of the community and its amenities. Like a rent/HOA fee all in one. If you decide to leave you still sell the house and get back what you put into it. Its a 55+ community and this tends to be an somewhat affordable option for those retired or looking to soon.

A rancher could be adapted for wheelchair access. Some of these 55+ places will take younger people, you just have to do some research. Best of luck with your search. I do believe that Oak park in Hatfield doesn't have age restrictions.
$ 750 dollars - it includes trash removal, snow removal of the main street(does not include parking area ), use of the pool and recreational facilities - not sure of sewer (think so).
I don't know only visiting - office is only open Monday through Friday.
