Please take careful consideration in regards to making this your living space even only if temporary. The buildings are infested with mice and large roaches. I’ve been in a back and forth battle with the leasing office for over 2 months and no one is taking this seriously. The only reason why I have not left is due to my daughter starting school in the area. I was informed that the exterminator was coming to my apartment only to find he placed sticky traps all over. That was it. He stated himself that that the type of work that would need to be completed to fix the issues Kingswood is not willing to pay for. They place more care in the outside appearance of the apartments than the actual apts itself that the residents live in. Including Morgan Properties upper management.

I lived in Kingswood for 6 years (2016-2022). Three years at the apartments and 3 years at their townhouses. I loved the community because of the safe, quiet, and family oriented community. Maintenance staff was always helpful. The largest hurdle was the annual rent increases. This is the reason why I left the community. The annual rates went up 3% for the first three years and jumped to 9 and 7% the next renewal periods. It was just not justified and too expensive. The area is wonderful and the schools too, but the annual increases made us feel unappreciated as long term renters and this motivated us to buy a home instead. We would have stayed if we were valued and reasonable increases were made (3-5%). They are basically forcing people to leave if they punish the existing good tenants with extremely high rates. If you don’t mind significantly highly monthly rates after your first year, move in. If high renewals would hurt you even more, move on.
