I rented an appartment here for my son and it cost over $7000 down for a 1 bedroom appartment. This is not only outrageous its Disgusting that they would take advantage of young people like that.

COCKROACHES AND SPIDER INFESTATION ive lived here for a year and HELL NO this place is infested with a nasty amount of roaches and spiders. Everything inside and outside is covered in webs and small insects. Its one of the grosest and most discomforting places ive ever lived. Not to mention the rudeness of the staff and the contractors who work here. Its the least friendly place in modesto and thats saying something AVOID AT ALL COST

PLEASE DO NOT RENT HERE This appartment complex is by far the worst living experience ive ever had, its horrible, poorly maintained, the staff is rude, they're never in the office although they claim otherwise constantly, they pretend to be nice until youre a resident, there are random unexpected and unexplained charges up to 150$ more than the price of rent and utilities, its too expensive, stressful, and unreliable to live here

You have til the 4th after that there is a late fee
they are in lease violation by denying your rights as a tenant not giving u a copy they cannot withold that information u can report this to BBB.
I moved out never got a single copy of bills/receipts for the money they took from my deposit.On top of that they charged me a RNT AUTOCHARGE @T2/28/2018 for $97.32. I contacted them and after waiting two days I called back, they told me that they bill on a 30 day month.Okay, February had 28 days so why charge me it made no sense.Finally, on April 13th they told me they were going to refund $30 but part of the $97 was for a utility bill I didn't pay. WTH they also charged me $125 for two months of utilities.I went over my last 5 months with the office staff each and every month I paid the same amount give or take a dollar so how could I have owed for 3 months utilities. So now I have to challenge the utility charges.I owed one month because they billed one month in the rear.On top of that nobody even got a copy of utility bill but we paid it . Now I have to write another email to the corporate office to correct them.It has been more than 45 days and I am still owed money and receipts.
