I've spent most of my life helping others whether its doing home improvement's or volunteering my services to people in need. I've always believed in good communication and letting people know how, what , when, where and why. This is not the case in this community. It all started with being told this spec home has every option available including upgraded appliances, ceiling fans in every room, etc., etc.. Well we did get a ceiling fan in every room and that about it. The Whirlpool appliances are standard generic and not and and upgrade by far. Most of the ceiling fans are squeaking already and are of the same builder quality that everything else is. It took 90 days plus to have somebody fix my front door so it would open without pulling on it. The house was missing window screens on most of the windows including the hottest part of the house wich is the garage. After asking repeatedly, I decided to go buy a insert that doesn't have the curb appeal look but circulates the air somewhat. The garage side door is also stuck closed and also has yet to be addressed. The garage lighting had rubber bands holding the lens to the fixture that in one case broke and crashed to the floor. (See photos) This was immediately communicated to Sun Homes through e mail as a Hazard and should be addressed. We were shocked that nobody called or came out to see what happened and offer an apology. Instead we were directed to take the issue to the property manager and to this day we have yet to here back from anybody.

Well I don't have any details this community, the reason is, we are now looking at communities. But I read a lot of good rating, but it bothered me customer service is poor. But is easy to fix, put payment into escrow account until all repairs are met and your satisfied.

Yes you can we have residents that have special needs adult children living with them
They don't rent lots you purchase mobile homes there to stay there, unfortunately you can bring your own.
I'm not sure..my friends mom lives here..they are pretty nice houses..nice pool clubhouse etc..so they r probably on the high side but I guess if u r gonna use the amenities it's worth it...if you wont use them then I dont see the point of living somewhere with an hoa
That is correct and they take care of the grass and edging of your property
There is no HOA fee but there is a land lease fee that runs from anywhere from 280 to 640 a month depending on whether you have a water view or not

Always check to see what lot rent is on home and if you have to pay it. If you lease, make sure lot rent is paid by owner. Some private owners list through office. Check with office for current if any available rental homes and any other information you may desire.

I'm not sure, just moved here 2 months ago. Most HOA fees go up about 3%. The amenities here are top notch.
