Overall, the combination of very good service and location make this a great underrated choice. I'll start with the good: 1. Very quiet (except for the ducks late at night at times, lots of quacking; not really loud but it's noticeable). So far no issues with loitering or loud commotion really any time of day. 2. Melissa made the entire process stress-free. Very patient in answering any and all questions; she does respond to e-mails. 3. I'm not sure if maintenance is a one-man crew, but so far he's been very responsive. I've even approached him in-person when he's nearby to ask him to please look at an issue with the apartment and he does so. 4. Location. Very close, about a mile, from I-95. River City Marketplace is only an 8-10 minutes drive north, with plenty of popular restaurants and stores like Walmart and Best Buy. Oh, there's a fantastic Hawaiian-themed bubble tea shop there. Highlands shopping center is half-mile away with Publix, Starbucks, and some other stores. 5. Neighbors are quiet and keep to themselves. Not rude, but also not invasive or confrontational. No place is perfect, so here are the potential downsides: 1. A/C and heating is not central or forced air. It's an old wall unit, similar to what you find at many hotels. That said, the apartment (I'm in a 1 bed unit) does stay cold if you keep laundry/utility room door closed. If left open, warm air comes in and that's when only the living room is kept cold. I've kept that door shut, and my apartment is cold even at 70º setting! 2. Oh, the A/C unit? Get ready to hear loud noises from faulty fan, wheel, or belt. I will put in another request for a fix and update accordingly. 3. While the highway is close, there's really nothing in the immediate area. A good 8-10 minute drive required; more like 30 minutes for good mall (Avenues is the best IMHO). Area is clearly undergoing changes, slowly. If you don't have a car this apartment is not for you. 4. Floors are a bit uneven in parts, although not to the point where the floor is caving in. It's barely noticeable. 5. There's literally zero lighting the stretch from Dunn Ave to the first speed bump to apartments. More of a slight annoyance than an actual issue. So overall this place does earn a 5 star rating. I searched seemingly more than a hundred apartments, and almost all have issues with unruly tenants, loud music/noises late into the night, and lots of crime. So far, none of those are issues at Pelican Pointe.

New to Jacksonville and I stopped by Pelican Point to check availability on units. The staff was very professional and friendly. Melissa took care all my questions and was very informative on what I needed to move in. I’m looking forward to moving here in the near future.

JTA stop is close but the gray hound station is probably about 25 minutes away
