Great place to live.

They keep the grounds nice, and they're really good at fixing things inside the apartment. But the walls are thin and noise can be a problem. The stairwells are poorly kept. Dirty and gouged walls, stained rugs and dozens of dead insects can be seen inside the light fixtures. Very depressing.

Pros: - Spacious one BR apartment - Maintenance is responsive - The staffs (maintenance team included) are very professional and friendly - Payments used to be only by checks. After this apartment went under Berger's management, online payments were available; this is very convenient for those who are more focused towards electronic transactions - The 1 BR units have two closets in the bedroom, one across the bathroom, and you're given a storage room. That's a lot of room Cons: - Rent prices going up annually due to real estate market changes is understandable; what is not understandable is how there is now an additional administration fee and a flat rate utility fee (assumably water) - This apartment is now managed by an agency (quite a big one too) as supposed to a smaller team. While things are done more professionally and in a timely manner, courtesy is less given and leans more towards professionalism - Cell signal is horrendous. I can understand this is not their issue so this shouldn't be their concern (it's more of a location thing), but one would think with the amount of profit they're gaining from their tenants, they would do something about this While the cons don't outweigh the pros in numbers, it makes up for it in quality. My reason for the 2 star rating and some of the cons explained more below: Comparing agencies or how another team manages things shouldn't really be in a review, but this is my opinion after all. Previous apartments that did not charge for "utility fees" normally stays that way unless change had to happen for a good reason; this agency did not change it for a good reason. As any business grows bigger, they become more money hungry and lose their courteousness. This agency has proven that by adding a $45 charge on top of your rent ($35 flat rate utility and $10 administration fee). Typically, it's the management's job to upkeep the apartments. After all, their goal to to "make you feel at home" and want tenants to stay. If this is true, managing should not be an additional charge. In this apartment, prior to falling under Berger's management, water was covered. The only thing we had to pay for was gas/heat in addition to our rent. To me, it's safe to say the utility fee is just water. $45 in addition to your rent may not be much if you count it monthly, but it sure stacks if you count it anually. That's an additional $540 on top of your rent. Let's talk about professionalism and courtesy. Professionalism is a must have for any business no matter how big. This agency has definitely nailed it and deserves a 5 star rating for professionalism. Here's where, I feel, is the problem. Because this agency is so big (managing 40+ apartments within a few nearby states), they have less time for courteousness. Who can blame them, right? I'd probably do the same if I was working for such a big agency. Coming from a tenant's standpoint, however, it gives off a negative vibe at times. No matter how long a tenant has stayed with an apartment, they will be forced to move out if things don't turn out right. Of course, this is fair and understandable, but they way it's handled is rather strict. For example, if someone forgets to pay rent, a simple courtesy reminder would suffice. Instead, you'll get a notice stating you have a few more days to pay or legal action will have to be taken. While this also counts as a "courtesy" reminder, it doesn't sound very friendly. As I had mentioned earlier, any business will get more money hungry as they grow. Professionalism will also grow, but they'll have less time to be courteous. UPDATE: I had to adjust my rating to 1 star. I don't feel Westbury Apartments is 1 star, but the average certainly does not feel like a 3.7 so I had to balance it out. I originally typed another length review but had to remove it because I exceeded the character limit. Long story short, overpriced laundry that lacks maintenance and care.
