Maintenance should be performed on your air conditioner once per year. In fact, most manufactures require yearly maintenance to keep equipment warranties valid.
You should monitor your air conditioning air filter, checking for dirt or other build-up material (e.g. animal hair or other debris), on a regular basis. On average, air filters need to be changed every 3 to 6 months. If you have indoor pets or another reason for why your filters may collect debris more frequently, you may want to replace your filter every month.

If your air conditioner is in proper working order, condensation is normal. However, excess condensation and leaking could be due to a variety of problems, and these may cause more problems if not fixed right away. Your drain may be clogged or disconnected. Your drain pan may be rusted and cracked. Even a dirty filter that is causing airflow issues may result in your air conditioning coil freezing. As the coil melts, this may be causing your drain pan to overflow with water.
There are many possible reasons for why your air conditioner is freezing up. Freezing may occur due to lack of airflow, low refrigerant levels, improper fan operation, or a faulty thermostat. You may be in need of a serious repair or possibly a basic filter change or maintenance.
Air conditioning systems generally last between 10 to 15 years. However, if your AC system is frequently breaking down, or if you’re in need of an expensive repair, you may want to consider replacing your air conditioner. Also, as the federal government is phasing out R22 Freon, the cost for this refrigerant and repairs is rising exponentially. If your AC system uses R22, you may want to replace your air conditioner with one that uses a more environmentally friendly refrigerant, such as R410A Puron. You may also choose to replace your air conditioner with a more energy efficient model or a system that’s better fit to keep your family comfortable.
If warm air is coming out of your vents, or if the air in your home is not meeting your desired cooling temperature, your AC system is likely in need of repair. If you notice a water leak or an odd odor, these are also signs that an AC repair is needed.
