Lived here for about four years. I had a great experience and no issues. They fixed maintenance issues quickly. Christina and Chloe (Property Manager and Assistant Property Manager) are the best.

The overall rating here was way too low. As a resident, this community isn't perfect, but it's a really nice place. Some of the stuff that people marked down is based on their particular building or an individual beef. Here's my stab at a global pros and cons: Pros: --Beautiful surroundings --Nearby nature trails --Fast, friendly, professional maintenance --Quiet --Nice amenities --Friendly office staff --Nice floorplans, well maintained units --Neighborhood --Reasonably priced for the area Cons: --The valet waste service is inconsistent...sometimes they pick up early, sometimes they don't show --No elevators...if you have any friends or family with disabilities, you need a first floor unit if you want them to visit. --Not the most spacious apartment...I'm in the smaller 2br/2ba --Could use more storage

I lived here for 4 years so I have been here through ups and downs. The complex started out great. I had a Government discount which was around $1,560 for rent but only lasted a year. Over the years, the complex tried to raise the rent by $100 each year. My roommate and myself would always send it a letter to get the rent decreased which always work. After a while paying almost $1,800 for a basic apartment became too much. The complex is in a quiet part of Odenton. Nothing really happens in the area. The major pros of living here is there is always a place to park, they don't really tow so parking under the carport is a go as long as you don't park in anyone's spot. Maintenance always come within a day to fix all problems. There has only been one time where it took them days to come but after a reminder they came right out. The overall outdoors always looks nice. They make sure they upkeep the area. The cons include the apartment not being well sealed during the winter months. It can get really cold during the winter months. Make sure you keep a small space heater for each room. The valet trash picks and decides when they want to charge tenants for extra trash instead of not picking it up. Its especially hard to see when I pass other tenants trash who don't follow the rules consistently but who's trash still gets picked up.The walls are sometimes thin and if you live on the 1st and 2nd floor then you will hear your neighbors especially if they have heavy feet. You can also hear when the toilet flushes from upstairs along when they run their shower. The carpet is cheap. We always cleaned up spills from the carpet yet stains were always appearing out of nowhere. Amenities suck. The gym is sooooo small. Every time I tried to go, the code for the door was always different. The pool was fun as always. The lifeguard on duty would not tell kids to stop splashing water which led to me not going back. I only went maybe 3 times during my 4 years living here. The common area closes when the office closes which sucks then it cost money to even have an event there. The common area should not be worth any money. It is very basic. The complex barley puts on any events for the tenants. Every event was either a can or food drive. They had a pool party every year and thats it. When move out occurred, we cleaned the apartment from top to bottom, even carpet cleaned the carpet. Still got charged for ONE blind film and for a stain in the carpet. I think it was ridiculous to charge for both but at this point I'm just happy to be getting a little over half of my money back. Overall, the place was good to live at.

All applications can be done electronically through Riverscapeapts.com resident portal. The application fee will be $25.00 per person over the age of eighteen and a $250.00 holding deposit will also be charged. The holding deposit takes your apartment home off the market while you wait to move in. It is deducted from your move in costs on your welcome letter. We do not keep it.

Will I have access to the Community Center?

Yes. When you have signed your lease you will present it to the community center to gain access. You will then have access to the three community pools, their large gym, and all community events.

Yes, we do accept service animals. Proper documentation must be presented with rabies certificate when applying for an apartment home.

For your convenience our offices are open seven days a week. Monday-Friday 9:30am-5:30pm; Saturday 10:00am-5:00pm; and Sunday 12:00pm -5:00pm.
