Mike is a true professional. He showed up ahead of schedule and cared about getting careful and beautiful photos of my parents’ home. He delivered the photos before 24 hours and even helped me with my tech difficulties which he didn’t have to do. Mike sent beautiful virtual staged photos at a lower price than most. He even included some stock photos he had of their community. As a realtor, I can easily recommend Mike Fertic!

Epic Photos service area includes all of West Central Florida. Specific areas include Hernando, Pasco, Citrus, Sumpter, Pinellas, Hillsborough, Polk, Lake, and Manatee Counties. For areas outside of 25 miles of the Brooksville Florida area, there is a $25/ HR travel charge. Also, if you have bulk properties (6 or more) in one specific area outside our normal service area we can arrange for a bulk shoot and travel package. Contact us for details.

What is the typical fee for an exterior/ interior photo shoot of a property?

Our pricing schedule is based on the listed, under roof, or living square footage of the property. Basically, you are paying for the interior shoot and getting the exterior for free. Also, note that there is a travel charge for properties outside of our normal service area.

How soon do I need to book a shoot with Epic Photos?

Typically we book shoots up between 5 to 7 days in advance. Due to unforeseen circumstances, the shoot schedule changes day to day. Some of the circumstances include weather, properties that are not ready, or sellers changing their minds about listing. We make the best effort to move other appointments up in the schedule to get to the later shoots. If this is the case, we will notify you by phone, text, or email and ask if you are able to move your shoot to a sooner date or time.

What is the typical turn around time on photos from a property shoot?

In most cases, you will have you property images the same day. Usually, the next morning would be the latest depending on how late and how many properties we photographed the previous day. It roughly takes between one and three hours to edit a property photo set depending on the number of images taken.

How are my photos delivered?

You will be sent a share link to a cloud storage folder that contains a zip file with the images. Here are the instructions to download and unzip the folder: "Click the attached link to pull up the download page. Click and select the zipped property folder. Then click the "Download Button" to start downloading the zip file. Save to a folder on your desktop.

Epic Photos can handle a scheduled photo shoot in several ways: 1. Schedule the shoot and the agent meets us at the property. 2. Coordinate a scheduled day and time with and us and your sellers. From there, we will arrive at the property, meet with the sellers, and take care of photographing the property so the agent can make and take care of other appointments. 3. Provide property access with a coded or Supra lock box if it is vacant and unoccupied property.

Will I own the copyright to the property photos I receive?

No. Epic Photos LLC retains copyright to all photos/ videos/ and other media we produce. In effect, you are purchasing extended limited usage rights for the sale of the property. The rights are assigned to the agent upon receipt of the images and terminate when the property is sold. The agent or licensee may not transfer the images or the rights to the images or maybe images are sold to any other party. The licensee is entitled to use the property images on any MLS and social media platform such as Facebook, Craigslist, Twitter, Google Plus, LinkedIn, etc., even simultaneously, as long as it for promoting the sale of the property.

How long does a typical property shoot take?

The duration of the property shoot will depend on the amount of square footage there is to photograph on the inside as well as the property size on the outside. An average shoot time would be approximately one to one and a half hours.

My sellers have completed the property prep checklist. Are there any other things that need to be done immediately preceding the photo shoot?

Yes. Prior to our arrival, if you could please have all the windows blinds, curtains, or other window dressings open is a great help. Interiors photograph much better when there is a lot of natural light. Also, please turn off all the ceiling fans. We shoot multiple exposures for each room and any movement during that time will create blurry objects in the image. Also, please put away your pets, especially large dogs. We are animal lovers here at Prime Home Photos, but our camera gear is very expensive and knocks over easily. With those items taken care of in advance, the photo shoot should go smoothly and quickly.

What if the weather is bad on the day of my scheduled photo shoot?

If the weather is bad on the day of your scheduled shoot (i.e. rain, heavy clouds and the like) you will be given the opportunity to reschedule for the next available open shoot date. If you choose to proceed with the shoot as scheduled, regardless of the weather, please understand that the listed pricing does not include fixing photos for cloudy skies and such and the standard guarantee will no longer apply. In some severe weather conditions, we cannot risk damage to the camera equipment and will not be able to shoot regardless. In those instances, your shoot may be rescheduled for our next available opening.

Can you just use PhotoShop to fix any problems with the property images?

PhotoShop is an awesome tool with a lot of power. However, nothing replaces making sure the home is photo ready when the photographer arrives. PhotoShop does not do windows, clean floors, put the kids toys away or play gardener. Keep in mind that the home will look as good in photos as it does in person.

What happens if you arrive for our scheduled photo shoot and the property is not ready?

Please note that we expect the property to be photo-ready for the time you set your appointment for. If we must wait longer than 1/2 hour (30 minutes) after that set time at a site for it to be prepared (or to be let into the property), we add a 25% fee; if we must wait an hour, 50%; two hours or longer, or if the shoot is entirely canceled, a 100% fee will be assessed. We reserve the exclusive right to kill the shoot after one hour or more of waiting, at our sole digression. Late or cancel/kill fees must be paid in full before new date will be scheduled.

Can another real estate agent use the photos which I originally commissioned?

We reserve the right to license the images to additional clients unless the original client has paid for an exclusive license. In the case where the original real estate agent lost the listing and had an exclusive license and a second agent would like to use the same photos, the second agent must obtain a written release for the license from the first agent and pay the photographer at the current rate for a new license. If the first agent is unwilling to give a written release to the second agent, the original photos may not be used by the second agent and new photos must be taken.

Does Epic Photos do any staging for the property for a scheduled photo shoot?

No. We do photography only. If a property is not staged when we arrive, we will either shoot as it is or come back for a later shoot depending on the Agent’s call. Reshoots may invoke a reschedule fee.
