Neutral colors are most appealing to buyers. If you have bright or dark walls, that could be off-putting for some buyers. Also, if you need to do touch-ups, make sure the paint matches and you don’t end up with splotchy walls.
It depends on your situation. Some loans require $0 down but you may be more comfortable with the monthly payment if you put 10% or 20% down. There are loans available with $0 down, 3%, 3.5%, 5%, 10% or 20% down.
Keep your finances in order so you can qualify for the best rates. Talk to a lender so you can find out what loan programs you qualify for and so that you know how much you need to save for a down payment and closing costs. Also, put a list together of your “must-have” items and deal breakers, such as lots of closet space, covered patio, fireplace, media room, private office, etc. Also, visit different areas to see what fits your lifestyle and tastes. It may not be where you are living currently.
People are still working from home more and are doing family activities at home. So a nice office space, multiple living areas and nice outdoor living are very popular right now.

Staging is essential to make sure your home sells fast and for the most money. It is fun for many of my clients to take my suggestions and get their home ready for photos and showings. But I also have very good professional Stagers that can help Sellers get their home ready. I also provide 2-4 hours of complimentary Staging if needed, depending needs of the Sellers and on list price.
If you have the funds to make your home look great, you will get more money. But don’t add granite or install wood floors just to sell your home. If anything is broken, fix it. If you need to touch up the paint, that is the biggest bang for the buck. Also, have a clean and tidy front entrance to have a nice first impression.
Both are good options. New construction is more expensive and takes longer. But you can get the features and finishes you want and no one has ever lived in the home before you. You will get more for your money in a pre-owned home. But you may need to make some changes to update the house to your liking. Also, some items might be nearing the end of life (AC, water heater, appliances, etc) and may need to be replaced at some point.

I get this question a lot! Whenever you are ready is the right time. I know that sounds cliché, but it is true. Normally, April-July are the busiest months with more people trying to buy but there are also more homes on the market and a lot more competition. September-January is slower with fewer homes for sale and fewer buyers. The supply and demand both follow an annual pattern. The buyers looking in the Fall & Winter are usually very serious.
