The home inspector will walk on the roof, this way he can give us his findings. He also goes inside the attic to check for water leaks. Should there be an issue we can then go to the seller to negotiate.
We always want you to have a professional home inspection. This is critical because it helps both of us know the home better. This way we can see if there are any health and safety issues prior to beginning the closing stages. We always have a list of home inspectors to give you to call around!
A home is always what you are willing to pay for it. Do not let the Comparables keep you from making an offer on a home you love. The loan company will send an appraiser to check to see if you offered price and the value of the home are in line. If a home down the street has a lot of deferred maintenance, but the home you are offering is all fixed up. It is not uncommon for the fixed home to appraise higher. Do not put too much on the appraisal if you love the home. Usually, it all falls in line.
Closing costs refer to the amount of money it will cost you to borrow the money for your home loan. This usually includes taxes, insurance, and the loan fees. Sometimes we can get some credits for you. Stop by and ask always, we can identify your needs and direct you through the entire process!
With loans today, not many savings is needed. So do not let that stop you from stopping by your local realtor office to get advice on becoming a buyer!
Always, Always see a local real estate agent for your buying and selling needs! Do not rely on an agent from more than 20 to 30 miles away from where you want to live. This helps you get to know your area and their advice for the home that would best serve you.
How much you can spend will be evaluated by the amount of credit you have. Your cars, boats, credit cards, etc. Then they will factor in your earnings. This usually determines what a bank is willing to loan you.
If you had a bankruptcy it is ok. This does not mean you cannot purchase a home. There is a release date that will identify when you are ready to buy again. Usually, it is a 2-year wait.
If your credit is not good, or you have too much credit, this is normal in most cases. Your file will be reviewed by the lender and suggestions of what to do to improve or pay off. Do not do anything until you consult with the lender first. Sometimes you could hurt yourself by trying to act on your own.
See a Realtor who is local in the area you wish to purchase. They will have advice and direct you to a loan person who will work best for you.
