I went there under the assumption that I would get a home.. Oh they were very nice in the office..but once I did the preapproval application I was turned down flat after being told that they had first-time home buyers assistance programs.. I own my own land...so I was going to do a land home deal...when Jackie called me about the approval she flat out told me...You can't afford a home.. My credit scores are good.. She didn't offer any assistance in helping me because she thought I couldn't afford it.. I own land and I have resources that tells me I can.. But Jackie didn't want to talk about anything..she was cold and had an attitude...And she just hung up.. But The best thing about this whole experience was Kevin's mother..shes a sweetheart...

By far the WORST experience of my entire life. Started our process in July of 2020, were told about a 45 day turn around and we purchased a lot model. We did not move in until March of 2021. Communication was absolutely terrible. I got smart and quickly kept all conversations in writing so I could hold them accountable for things. We were told our land would be leveled and back filled. We have been waiting over a year for ceiling fans to be installed, that were suppose to be done before move in and nothing but the run around. The pictures below are what my yard currently looks like with rain. Its absolutely horrible and they didn't do anything we were told they would. I will NEVER recommend them for business to ANYONE!

True, you need to get in touch with them. The difference varies deal to deal. And make sure you are willing to loose your land if things change and you ever get behind. The land gets tied to the home in a land home package in the loan.
They were great helping getting things done, I had my own land and they were great with the paperwork and all. But, make sure to go through your home and find everything that needs fixing, wether it may be caulking or fixtures need to be tightened or put up or even replaced. Get your list put in fast and stay on them or it won't get done. The location I worked with was Princeton and they closed that location and used it as a excuse to not fix mine. And any extras you ask for make sure they're done and done right.
