If I could give Empire zero starts I would. They are a thieving business that will take a student's money and never return a call or speak with them. They do not honor their lease commitments and provide the furniture or amenities they promise. The manager Cherilyn gives false information and when you are charged as a result of the poor advice, she will no longer speak to you. This housing facility is of the poorest I have experienced. I will make it my mission to inform everyone through reviews, social media, media, word of mouth, etc to make sure they do not do business with Empire. I will continue this crusade until my issue is resolved.

I'd give this place 0 stars if that was an option. My daughter lives here for college and trying to pay rent every month has been a nightmare. Couple that with possibly the rudest leasing staff and worst business processes I've ever dealt with and you're sure to be frustrated renting here.

The lease states residents will have shared use of common areas…good luck. Once you move in—especially if the apartment already had residents from a previous year remaining—the front office will not enforce shared use because that’s “a resident issue”. Any protections expressed in the lease will require a lawyer to resolve. You’ll be placed into a unit, sight unseen, and if you arrive and there is a large graphic image of genitalia (yes…this happened) in your kitchen and it makes you uncomfortable…too bad. “Roommate issue”. Christmas lights strung up all over the common area despite specific sections of lease prohibiting hanging string lights on walls? “Roommate issue”. You will receive zero assistance from Empire regarding enforcing anything because they refuse to hold anyone accountable. Be wary. Note the other reviews. Do not let your kid stumble into a business contract with this company.

This complex has mandated that utilities be paid to a 3rd party company "simple bills". This company charges $57 yearly fee!! Empire will not work with anyone on this. That is over $39,000 in fees being paid out to this company. I have reached out to the manager who is less than helpful. I will change my review if anyone is willing to negotiate. Other complexes in Columbia use this service and do not pay the yearly fee that was negotiated by Empire. This is a shame because this complex has been great until now.
