Buyer Beware! Pulte craftsmanship is absolutely abysmal. Defects in trim, drywall and painting is a nightmare! So much caulk is used to cover up mistakes. What is worse is that Pulte admits that trim, drywall and paint is the cause for most of the rework. Our neighbors have the same complaints. There is a lack of training and supervision, and no apparent quality control program. All of the work is apparently being done by an army of vendors and the vendors can't get qualified workers. The mantra seems to be build as fast as you can and we will fix it later after closing. The Sun City community is delightful, the amenities are great and the neighbors are terrific. Buying a Del Webb Sun City Hilton Head home is a bit like pushing a boulder up hill with one arm tied behind your back. The blind bidding process to purchase the lot was especially frustrating as the bidder isn't told the value of the winning bid. This would be useful info for submitting future bids on other lots. The winning bidder is guaranteed to overpay for the lot. A pre-drywall inspection is one of the gates in the construction process. My real estate agent recommended I hire a licensed inspector to conduct the inspection, which I did. Much to my dismay the resultant inspection report contained sixty-four pages of deficiencies. I am now working with Pulte Homes to resolve these deficiencies.

The HOA charges are very high. I have a house for sale in Seagrass Station & the HOA is only $75 & my insurance is $800 per year.
There are a variety of rates for residents of Sun City. I going on the Sun City Hilton Head website and tapping under golf you can get the phone numbers of each Golf Course who will supply you with the rates.

The actual models you walk through not at this time but there are lots of homes for sale here both lived in and brand new. They are planning to build a whole new section across one of the highways on the north side of Sun City that looks looks amazing.
