This apartment is very new comparing to other apartments in south bay. There are lots of amenity, close to seven seas park. I will give it 5 stars if there is no need to talk with managing team. But it is not possible for tenants. The managing team overall is cold, arrogant. Anything you are asking or even normal communication is like begging them: 1. Maintenance ticket is picking up slower and slower. Sometimes you file ticket on workdays, and follow up on weekends(when you are free). No matter how polite you are, the oncall person is like: what emergency you have? If it is not emergency just file ticket and wait. Ok, so washing machine broken is not emergency, ticket won't be picked up in days either. 2. Lost packages and car break in are more often than my old apartment. Managing team will do nothing about those, because they said police will do nothing as well. They charge extra fees for parking security, but if something bad happens, they cannot help and be blamed. Everything in Encasa(the pool and gym), tenants pay for them. But because of bad managing, jacuzzi could be broken for long. The billiards table is never ready to play, there is always something missing and broken. Please, please don't make it as Encasa is offering those things totally free and we have to accept how they are.

Idiosyncratic parking situation and policies. If you own a car this place is probably not worth it. Requires car to be under your name in title and registration. If not you don’t get a permit, your car gets towed away if you park- cost me 350 to get it back and north of 5k$ to get the damages repaired from the tow. If you have a car from your employer, your parents, your friend, basically where you don’t have a registration under your name - you won’t be allowed to park. Seems like a 4 year old designed policies here. The management is a joke anyway. They barely pickup the phone, read through more than 50 percent of the reviews on Google reviews and that should give you an idea of the unresponsiveness of the management.

Constant ant infestation. We have ants all over the kitchen even after multiple service requests. The kitchen cabinets and platforms are built hollow and get completely infested with ants. The pest control that they get done is to merely spray a repellent over the areas which doesnt help. Ants are back in the next 2-3 days. I cant keep calling the pest control all the time. And the Encasa management just doesn’t pick up the phone or respond to their residents. Would never recommend this place to anyone.

The leasing office is so irresponsible and horrible here. They are not working in office hour as they supposed to be, and the service quality is really low. They are not going to solve your problem in any constructive way. I wonder if there is anyway to report such office.
