How do we get homes sold better that other realtors?

As a former 'professional marketing geek' in consumer Brand corporations, I know that having a great product to 'sell' is not enough ie just like you may have a fantastic home, but that is wonderful, but not enough to sell it. Also, you can never really SELL a product until the consumer realizes they need it, it meets their needs better than other choices, AND they take action to make the purchase (see we did not really 'sell' them; with the information they needed, they decided to buy it). We see ourselves as 'digital home marketers' rather than 'sales agents.' We provide ALL the home, financing, and local neighborhood information they need, post it where 90% do their initial home search...the internet and social media, with full panoramic video, drone and still interior and exterior professional photography, floor plans and more. The days of putting a home on the MLS, posting a yard sign on the front lawn, and doing some Open Houses so the neighbors can poke around...are GONE.

How long will it take me to find and buy a home in Melbourne FL area? If were to be moving from 'Up North' in about 6 months.

Good Question, and let me give some background. As in most US towns, Melbourne and Brevard Space Coast home inventory of 'for sale' homes and condos is still at historically low levels, for various reasons (COVID, materials shortages, historically low mortgage rates, job relo's, etc.) plus the rush to FL from up north folks. In normal times, it would take about a month looking at homes and get one under contract; it would take another 4-6 weeks to get to a close date so total 8-10 weeks. Today, we are still seeing fewer homes than sellers, with most homes getting multiple offers, within days, some all cash and most above list, but all certainly with strong down payments, and strong mortgage pre-approval letters, It is still a very competitive seller's market.) So, once under contract, today it will still take about 4 to 6 weeks to close, but if you need to bid on several homes before you get to be the 'winning offer,' it could add another 4-8 weeks to the 8-10. Getting better now.
