This place is a run down trailer park that is just dirt and dust. The hook ups are below par and it seems to be a run down place that could use some TLC . It has a fantastic location right next to the river. But other than that I would never advise anyone to stay here. Its run down and there's a homeless camp right next to it that's full of litter and who knows what.

Ok, this place is a hard 1. On 1 have u have the Mobile Home side & for most part the rent to own terms & upkeep are desirable. But the RV space rentals have been very undesirable & foot traffic between the homeless camps & the park make this place high traffic for drugs & illegal activities. Which really is a shame because the potential surely is there being right next to the Sacramento, unfortunately those bridges & underpasses are becoming shelter for some wanted activities.

It's different for everyone...whatever they feel like that day. It's a dump awful manager nothing like the pics. Infested with cats....dirty nasty.
