We like to do all of our own repairs, so that is not an issue at all. We understand sometimes a home just needs a little bit of love. We base our offer on what homes in your neighborhood are selling for. We then take into account the amount of repairs your home needs plus what our costs to sell the home would be. From these numbers, we’re able to come up with our offer to you. We aren’t going to lowball you just because your home might need some repairs.
When you sell with a realtor, you are committing to working with them for at least a few months. Before you commit to that, we strongly recommend at least seeing what our cash offer to you is. There’s no obligation to accept and it will help give you an idea of what price you want for your home. Also, with a realtor you’ll have to pay agent fees (typically 6% of the total sale price) as well as closing costs. With us, there are no fees; we pay all those costs ourselves. One more difference is the time it takes to sell your home. We take on average ~15 days to buy a home. With a realtor, it’ll take you at least 45 days to sell if everything goes perfectly. The last difference I’ll add in is that you’ll have a lot of people walking through your home between showings and inspections when you use a realtor. Great question! We actually get asked this one a lot. The fastest we’ve bought a house has been 10 days, and our average is right around 15 days. Once we agree on a price that works for both of us, we’ll get the paperwork going so that we’ll be able to close as fast as you want.
