1+ Year of Living Nightmare!!! For your sanity please *DO NOT* Hire Van Kirk & Son! I signed a contract with Van Kirk & Son over a year ago for a small backyard remodel which cost 6 figures. Van Kirk & Son collected over 85% of the money even before 10% of the work was completed. They tried to collect *ALL* the money and the project is not completed...my backyard currently looks like I am going through a foreclosure. I requested to speak with an owner several times without any luck. Before Christmas last year I sent and email stating that I would seek legal council regarding the issues I was having with them. The owner who replied was very unprofessional. The sales person *Daniel Quong* (DAN) is just a used car sales person with a lot of promises, who dropped just after the sale. The project Manager *Carl Salley* does nothing, he is usually lost. Everyone who has worked on my project is a third party independent contractor and they usually show up not knowing what to do, because no one truly manages the project. After my project is completed I will update in details the horrible journey I have had. If you are brave enough to hire this company, have an attorney review your contract before signing, ESPECIALLY if you are doing additional features and NOT just a pool. Van Kirk & Son will provide you with a proposal itemizing all the work that will be done with the cost per item. However, the actual contract will have ONE price clumped together. From my experience, I had several additional feature in addition to the pool remodel. The remodeling of the pool was only about 25% of the total cost of the project. However, on the contract they *tied* all payments to the actual POOL and nothing else. I honestly did not know that they were going to do the pool first which allowed them to access to collect all the money; then I would have to be at their mercy with completing the rest of the projects. As you can see the payment schedule below is all tied to the pool: Deposit: 20% Pool Demo: 40% Coping and waterline tile for the pool: 35% Final Day Before Plaster of the pool 15% My small project cost over a hundred thousand dollars. However, because of how the contract was written, (every payment having to do with the pool) they abused the situation, they collected the deposit, then demoed the pool, and added coping around the pool. Though there were several times on the contract was not touched. The way the contract was written gave them access to the majority of the money with very little work done. In my case 85% collected while 95% of the project was NOT yet touched. Below are things that was still outstanding at the time that over 85% of the money was collected. Things outstanding when 85% of the money was collected: . Travertine (pool deck) . Raised wall with water feature and fire bowls. . outdoor kitchen with appliances . pergola over kitchen and over the fire bowls . slotted wall . pool heater . pool resurface . plumbing . electrical . ect To be fair the HOA took some time to sign the papers for the pergola over the kitchen. However, Van Kirk & Son were hired in April of 2021 and they did NOT put in the permit for the pergola with the city until September of 2021. If they had did so early, we would have had more time to go back and forth getting it approved with the city and the HOA. The only permit hold up was the pergola over the kitchen, but Van Kirk & Son insisted on collecting the remaining 15% to continue the project. Base on the break down of the proposal, they have collected all the funds for all the items plus a few thousand dollars of the pergola, but refuse to do the rest of the job if they don't get more money. The project was to be completed last year October (2021). Today is July 14th, 2022 and its still NOT done and the pool is still empty. When it rains the water that settles in the pool breeds mosquitos. I have had a mosquito infestation in my back yard. I am living in a nightmare that won't seem to end. BEWARE!!! Update: As of 9/16/22 Still not 100% completed.

Great experience! Van Kirk and it’s sales manager and project manager were easy and pleasant, always communicated with us along the way and overall built us a beautiful pool with a great turn around time.

When the reality is better than the concept, you know you picked the right company. The great process started with Valeriya helping with the design with a great hand-off to our on-site supervisor Adrian. Adrian's communication was on spot, he kept us always in the loop in regards to timing. As compared to the many horror stories I have heard about constant delays and out of stock issues, I didn't hear that excuse once from Van Kirk. If something wasn't available, Adrian always came up a solution. I couldn't have asked for a better experience.

Working with the Van Kirk team was a great experience from the beginning to the end of the project. Valeriya did an amazing job designing and proposing ideas for our backyard. She was always responsive as was the whole team. We want to give our special recommendation to Golan, our project manager. He was in charge during the whole time and demonstrated being always on top of every detail of the project. He accommodated all our requests and provided always guidance and support to ease any permits and processes we needed to do on our end. He kept us up to speed with the project and delivered on time every milestone. Overall, he is an outstanding professional with a deep knowledge of the ins and outs of the pool building process. On top of this, he is the most approachable and friendly person that was always listening to our questions and concerns and therefore was exceeding our expectations. We are very happy with the results and happy to have a beautiful Pool area as a result. We are thankful to Van Kirk for such an amazing job. We totally recommend this company.
