“Build now, upgrade later” means you can change or add to any interior element of your Type Five home so long as you don’t need to add extra space. Our backyard home designs are meant to be flexible from the start. This is because we recognize that ADUs tend to be multi-purpose over the course of their lifetime. The interior elements that work for long term tenants or adult children may not work for seniors looking to age-in-place.
We identify anything that would be considered a hidden or surprise cost before construction begins thanks to our on-site evaluation at the beginning of the process. Things that would typically be considered a surprise cost are usually caused by: the property being on a hillside or slope, needing to upgrade your septic line, or needing to upgrade your utility service. These costs are included in our guaranteed pricing that we agree to after permits are approved and before construction begins.
We do have more designs than what is shown on our website. For example, we can offer “L” shaped floor plans to make your backyard home fit into the corner of your lot. We’re able to provide you with these designs after our call and/or on-site evaluation.
It can take anywhere from four to six months to build your home after your plans are approved by the city. We’re able to save you time and money with a parallel construction process where interior elements are built off-site in our factory while exterior elements are built on-site at the same time.
Our team provides all-inclusive pricing for your project. This means the cost covers architectural fees for designing your home, permitting fees for the city planning department, and construction fees for building your home. The initial price you see is an estimate using current project data. We offer a guaranteed price (with a line-by-line itemized cost breakdown) after your project is approved by the city planning department and before construction begins. This means you can say goodbye to hidden costs and “change orders” after construction starts.
