As a buyer of a new construction house, do you want to be frustrated, feel like you’re being constantly lied to by the homebuilder, and wish you had selected another homebuilder? If so, Kolter is the company for you! I write this as a person experienced in the process. This is our fourth new construction house we have had built. Thankfully, the previous three were not built by Kolter. We signed a contract with Kolter to build a house in Artistry in February of 2021… about 19!!! months ago. It’s still not built. In fact, it is only about half completed (drywall is not installed yet). Here is our approximate timeline in the past 19 months: February, 2021: signed a contract and was told it would be completed in about 9 months. A few months later… no permit has even been pulled! May, 2021: No progress on our lot at all. Then, the lot is scraped. We go on the Sarasota government website; still no permit pulled. We ask Kolter why no permit has been pulled yet. Oops! We’re given a new completion date of the end of 2021. October, 2021: At last the block exterior walls are erected. New completion date of March, 2022 is stated. February, 2022: Roof trusses are finally installed. New completion date of July, 2022 is stated. At this point, we know Kolter has no clue when the house will be completed. They are telling us random information… when they get around to communicating anything. May, 2022: Interior walls are built. Now given a completion date of September, 2022. (Yea, right) July, 2022: HVAC roughed-in. No word on a new completion date… of course, that communication doesn’t matter since trust in Kolter has been completely lost at this point. August, 2022: Electrical and plumbing roughed-in… of course it’s not completed correctly since nobody seems to read the plans. Have our pre-drywall inspection and told drywall will be installed in a week. Told a completion date of end of November, 2022 (LOL). September, 2022: (Four weeks later) Electrical rough-in still not done. We've had four "construction managers" during this time. Kolter is a wreck of a company. At this rate, it will take at least three years to build the house… My opinion is that the company culture at Kolter is terrible. They do not communicate well, do not meet timelines, and constantly provide very optimistic timelines (that they know can’t be met). These are the options for the poor performance as I see it: 1) they are incompetent due to sytemic chaos in the company and/or 2) they are strapped for cash. Either way, they can’t seem to get work done. Other homebuilders (not a mile away) have completed many more houses than Kolter in the past 19 months. Kolter can’t get their act together. Buyer beware!

Artistry has ~90 open permits with an average of 3 certificates of occupancy delivered per month for the past 8+ months. It will take years to get through the backlog. Kolter lacks communication, setting realistic timelines, and prioritizing contracted customers over inventory homes. At 15 months from contract signing, 4th construction manager, and little progress, it's been the worst build experience imaginable.

No inventory and a wait list
There are no Condos or Villas at Artistry Sarasota. Only Single Family Homes.
