My Stars do NOT reflect the community. Del Webb Community here in Wilmington is everything you could ask for. 5 stars all day. Friendly, open, engaged neighbors and a Lifestyle manager who works tirelessly to keep us active and excited. MANY clubs and groups for your existing lifestyle hobbies or ones you've always wanted to acquire. Easy to get involved. Great club, gym, pools (one indoor heated and one outside resort type), courts, a 3 1/2 mile walking path around the lake. Multiple courts for games. Just wonderful. We've made more, better friends in shorter time than we could have ever guessed. However, you need to have low expectations for the build/construction quality or the willingness of Pulte/Del Webb to satisfy issues. There are numerous minor issues everywhere you look. Remember, you are not paying top dollar for a custom home. Many (most) residents will tell you about the one, two, or more unacceptable issues relating to the build. Some of us have not been able to resolve them. We have two big ones: Our master shower has a metal framed door which was framed without accounting for the thickness of the tile seat so our top track is out of square by almost 1/2 inch. The doors close with a gap at the top right and the door rolls down on its own. Our home was occupied by a tenant for the first 2 years. They didn't report this to us and Pulte said "Sorry, no longer our problem" (FYI, one of the models actually has the same problem!) Our second is the back patio slider doors are also out of square. Probably/Possibly due to settling (all homes are built on sand) and Pulte won't warrant settling issues. I'm not sure how we can tell and I don't trust the warranty team on this. Other issues are not uncommon to new houses in affordable prices - gaps at all the moldings especially on the sunny side of the house, light switches not square, lousy paint quality which should be repainted inside and out within 3-5 years, sloppy framing issues which show up as bowed walls. IF you go into this with a willingness to watch closely and communicate constantly, and don't expect to have the perfection of a custom home builder in a tract home, you will like the floorplans and can't beat the lifestyle here. So: Community: 5+ stars. Home quality: We know we weren't buying or could afford A+ construction quality and expected B to B-. I give them a C-.

Lots of sitting water after 7inches if rain. Looks like a beautiful community. Lovely homes.

Close to the river, this Del Webb offers all the terrific social activities that you could hope for. A good variety of home floorplans, close to shopping, in a beautiful setting.

Since the housing developing began over 2years ago I've only experienced one of the two access roads being closed due to flooding(Hurricane Matthew 2017)and I remember the housing developments not affected by flooding and are up on higher grounds as well as most all roadways.

How did the community fare with Florence? It is quite close to the Cape Fear River and only a few miles from the coast.

Generally okay. Mostly no damage. Some houses have missing siding, and, still fewer, lost some shingles.

Del Webb Wilmington is still in Phase 1 of 5. The 15,000 sq ft waterfront amenities center is slated for completion around March of 2018. Homeowners have begun to move in and they are utilizing the Riverlights community amenities until completion of the onsite Del Webb community amenity and wellness center.
