This is a special place. Feels and looks more like a traditional neighborhood than a mobile home park. Very friendly mostly-retired and/or widowed neighbors and a nicely-resuming schedule of activities to meet more. Nice pool, shuffleboard courts and adjacent clubhouse. A big part of the appeal is the mature, although very messy trees, for which renters of lots are responsible to trim and manage, along with the "sod," some of which doesn't thrive due to shade from the aforementioned trees. Residents take great care and pride in their homes, many of which look newer than they are. Management does now the lawns, although some opt to mow their own. More responsibility and cost than I would expect as a renter, at rents similar to other parks in the area, which go up significantly every year by a percentage that exceeds Social security hikes. So far, we can afford to live here and feel the value. (You have to qualify per credit bureaus.) It's definitely nicer than most places in the area, and we border other parks on two sides. Attractive small lake adjacent to pool, and even a small dog park. Usually a few homes for sale -- look for signs in front windows and flyers available in and outside office. Occasional rentals come up. Grab a park map, because the house numbering system is preposterous. Just blocks outside Dunedin, our favorite town anywhere, from which we moved. So we still shop and dine there. Can get to our favorite Publix and Walgreens in five minutes or less.

I have been to this Community several times. I recently brought a friend who is shopping for a home, and I like this community as is a quaint and quite with the large Shady Oak Trees. The Community is well maintained the Office and Clubhouse as well. There is Swimming Pool and Shuffleboard Court's there's many activities, there is a small Pond with a Fountain near the Swimming Pool, there is a Activities Group, and HOA. There are several Parks, Beaches, Restaurants, and shopping nearby historic Tarpon Springs, and Palm Harbor Florida.

Hello Tina - we do not have any rentals. All homes are privately owned and some are for sale which you can see in MHVillage.com were salespersons put ads & pics of homes. We are a Land Lease community and homeowners rent lot space currently at $708.40, annual increase is Oct. 1 of every year. Hello Patty The current (06-01-2019) base lot rent is $681.16 (includes mowing, edging, trash pickup at curb 2x wkly, outside irrigation well water, facility of community, clubhouse building, heated pool, shuffle board, horseshoes, corn hole). Our increase is annually Oct. 1st. We are a land lease 55+ community Hope this helps.
