We went under contract on a spec home in January, closed on time in June and have been in our home about 6 weeks now, and we're impressed! They've been responsive to the few small items that came up as always happens with new homes, and the house itself is beautiful and built well. You can tell they pride themselves on attention to detail and finishing touches. This is the third new build we've lived in over the last 7 years and Charleston has been far and away the best to work with with the best results.

- We moved to our new house (builder Charleston Homes) in December 2021. We were in constant touch with the builder throughout the construction process starting December 2020 (i.e., when we signed the contract) until 28th December 2021 (i.e., our closing date). - During the contract signing process, the builder asked us to provide the pre-approval mortgage letter. The builder informed us we will get a cash credit of $1500 if we use the preferred lender. However, we submitted the pre-approval letter from a non-preferred lender because we wanted to switch to the preferred lender later during the construction process (as its very rare to finalize the lender 12 months in advance) which was about to take a year. - In the meantime, from January 2021-November 2021, the builder made several changes (which we never wanted) in our house like changing the carpet etc (because of the unavailability). We had to agree with the builder as we did not have the option to disagree - otherwise they could have stopped the construction process. - During the contract, the builder asked us if we needed a sprinkler system (price $2800), we said NO. - During the last week of October 2021, I emailed the builder that if I finalize a preferred lender, will I still get that $1500 credit? The builder confirmed by email that YES, I will get the credit if I do so. After I got this confirmation from the builder, I switched to preferred lender and finalized my mortgage with Wells Fargo (a preferred lender of Charleston Homes). - In November 2021, I received an email from Charleston Homes that they had by "mistake" installed a sprinkler system in our lawn and therefore, offered me the sprinkler system at a discounted rate of $1500. I again told them I do not need it. They sent multiple requests to me to have it at $1500, every time I said NO. So, they removed all the water pipes and the sprinklers from our yard (this also caused some damage to the soil in our lawn – until today we have that issue). This made them very upset because I did not say YES to their sprinkler system and they had to pay to the company to get it uninstalled. - On 27th December 2021 (one day before our closing date of 28th December), all of a sudden, I received an email from Charleston Homes that I will not get that $1500 credit for selecting the preferred lender. When I asked about the reason, they said by mistake they told me that I will get the credit and justified by giving two reasons: (1). I already got a good deal on the house as the price in 2022 is much higher than 2020 when I signed the contract. (2). As per the contract, I am not eligible because I switched the lender too late (i.e., after the drywall start date). All this information was contradictory to the information they gave me in that email during October 2021 last week when I was about to finalize the lender. - Just one day before our closing date getting the above information (i.e., on 27th December evening) from the builder, I had no option - other than just closing the house on 28th December. - After closing the house, I sent multiple requests to the builder to honor the preferred lender credit that they promised. They never agreed. I approached them through K-TV and BBB also, but they never agreed. - I told them I will take legal action against them. This made them even more uncomfortable and told me that as per their contract, if I even mention about legal action, the warranty stuff on my house will not be directly handled by the builder. And, if there are any warranty related stuff or any other questions I have for the builder, I will first have to reach their attorney, and then my questions/warranty requests will be handled/forwarded to the builder.

We were about to build with them, until we found that many of their price sheets were incorrect. They were not incorrect because of supply or increased prices due to shortages, but rather due to being simply overlooked. The day before we were to sign they found the lot we had chosen mislabeled and quickly added $20k to the price. We told them we would go another route. On another subject, their agent was very kind and responsive.

We absolutely love our Charleston Home. Nicole was incredible to work with and was always so responsive and informative when we had questions. She truly made the process worth it! The warranty department has been amazing with us as well. We've had a few minor items we needed fixed and they have completed everything in a timely manner with professionalism. We couldn't be happier with our build!
