The answer is, it depends on you and your situation. Inventory has increased slightly in Bend followng the market's most constricted point in the spring of 2021. But prices have still gone up, reaching highs that would have been unimaginable just several years earlier. Appreciation is likely to flatten in the second half of 2021 and beginning of 2022 - but we don't expect prices to drop significantly, if at all. With interest rates dropping back down to the lows we saw in summer 2020, now could be a good time to start looking. If you can't find a suitable property, there may be more choices available later - but there's a strong possibility you'll end up paying more.
Prices are at record highs in Bend, and with inventory finally starting to increase after plummeting in 2020-21, we may have reached the top for now. So, in one sense the answer is to strike while the iron is hot. But Bend's market is unlikely to depreciate from here, even as inventory returns to healthier levels. Bend is now on the map, and buyers will continue to enter the market from all across the country, purchasing second homes or relocating and working remotely. Unlike in 2008, Bend's market isn't being driven by speculative investment, but by people who want to live here or spend time here. On the other hand, if you wait, you're likely to face somewhat more competition.
