Used Kathy Wilson to purchase a newer home, would not use her again due to dishonest and unethical actions discovered after moving in. Known issues with the house were not identified in the disclosure form that I found out from professional plumber had been ongoing issues for years that he worked on! Also find out later the seller was a realtor friend of Kathy's. Major plumbing issues and sewer backups day after moving in and flooding of the property during rain which Kathy assured me were not issues prior to sale but neighbors disagree. I would NOT recommend using Kathy Wilson.

The first and most important step in buying a home is to talk to a REPUTABLE lender to get pre-approved! By doing this you will know for sure how much you can afford without going out of your comfort zone. There is no need to be shopping for a $200,000 home and falling in love when you find it if the payments put you out of your price range. On the other hand, with interest rates historically low you may be able to comfortably afford more home than you realize. Get the facts and then call a REPUTABLE real estate agent. Do not fall for gimmicks and promises that seem too good to be true!

Sellers are able to get TOP DOLLAR for their homes because 1. there are so few homes available and 2. due to low interest rates there are many buyers ready to buy.

In a low inventory market many times people are leery of selling their home in fear of not being able to find another one. It is a very real fear; however, there are ways to proceed and make it less scary. Having an experienced, knowledgeable agent is of utmost importance in these scenarios.
Earnest money, sometimes also referred to as “escrow” is the amount of money which you offer to the seller when you submit your offer on their home. The more earnest deposit you are comfortable giving along with your offer many times sends the message to the seller you are a serious buyer. Having a pre-approval also sends the message to the seller that you are ready, willing and able buyer and can strengthen you offer against a similar offer where the buyer has NOT YET spoke to a lender.
