Very quiet. No issues whatsoever. I had to move from my home and this is the best place we could find.

After you sign your contract to live here you become a serf. Changes are made to the community without warning, such as access to the pool, garbage service has changed 3 times in the last year and a half, the community club house you can rent but then you find out later, you can rent it...you just need up to 1,000,000 in event insurance! Suprise! The management ignores phone call messages or even letters. It used to be a good place to live, but now if I were you, I'd look somewhere else.

There are not annual taxes. There is a $99 collection” at the end of the year to help compensate for the fact that there is no land tax however, so be prepared for that. There is no HOA on one side of this community across the street, but if you’re in the heart of the place, there is a $25 HOA fee every month. The current (2018) “lot rent” is $568 a month with a trash collection fee of $12, meaning you pay $580 a month for your lot, not including your mortgage. This “rent” increases every year by up to 3%, so expect this expense to rise. It does NOT cover any other ameninities (i.e: water, sewer, cable) aside from having your lawn mown, so you are responsible for your mortgage payment, your lot rent payment, your potential HOA fee, and ALL amenities each month.

There is a lot fee. Depending on when you come in is what the fee is for you. For most people, it seems to be around $700/ month. In the contract you sign, management can raise it around 3-4% every year but no more.

Lot fees are approximately $650, which includes lawn maintenance and park amenities. Garbage pickup is about $13.

I believe that management had several rentals both in The Oaks, The Lakes and The Meadows. They recently required all of their renters to either vacate or buy the place they were in. Having said that, I “think” there are still private party rentals. Other than driving around the community, I’m not sure how you would go about finding which if any are available for rent.
