We are South Lake Christian Church in Groveland Florida. We purchased two modular buildings from East Coast Modular Buildings. Brian was amazing. He went above and beyond our expectations. He stayed involved in the entire process from delivery to helping us with all of our permits. The buildings are wonderful. He saved us a couple hundred thousand dollars over building new. The buildings are fantastic and we would definitely use Brian again if the need arises. It is very rare to find someone as honest and professional as Brian Gromlich

When comparing “Component Construction” or Modular Construction to Conventional Construction, the costs can be comparable. This all depends on the specifications and finishes. Like anything, there is the less expensive, the moderately expensive, the expensive, and the very expensive. Now...if “time is money”, then Modular will definitely save time which in turn saves money. The reason for the time saving is the fact that Modular/Component Construction is created in a controlled environment, which keeps out the natural elements therefore not shutting down the “job site”.

Time savings is the major advantage to Modular/Component Construction. Money savings is THE major advantage, but this all depends on the complexity of the Building whether or not this savings can be realized.

This question has been asked to us for over 30 years, and we have asked every “expert” this very same question. Since we consider ourselves “the experts”, the answer to what makes a Building Modular is a permanent foundation as well as keeping the Building to grade.

Do Modular Buildings need foundations?

Yes, all modular buildings require a foundation. These foundations are designed based on the wind zone where the modular building is being placed. An engineer is required to design the foundation and create a foundation plan, which is sealed, and submitted as part of the permit application/submittal process. There are different types of foundations which can be used such as dry-stacked piers, poured individual footings, and continuous footings to name a few. There are also different types of frame systems that are used in the manufacturing of modular buildings. The 2 most common are the outrigger frame and the perimeter frame. Tie down anchors are also required but can be replaced by more permanent foundations which are welded to the pier/footing utilizing weld plates.

Do you need planning permission/approval for a modular building?

Local planning permission/approval is required in all cities and counties. In most cases there are costs associated with permitting that most individuals are not familiar with, but that almost all businesses are. The first stage to permitting is the site plan approval. This requires hiring a civil engineer, surveyor, and a geotech company to ensure that the property is zoned properly, and the ground is stable enough or how much fill/compaction will be required. Once this is determined, the site plan is drawn, sealed, and submitted. When the local jurisdiction approves the site plan, the building permit application can be submitted. There are permit fees as well as impact fees which must be considered when budgeting for a modular building.
